  Step 1: Working with a REALTOR®

The first thing you should do when you sell your home is to contact a REALTOR®; a member of the NATIONAL ASSOCIATION OF REALTORS®. The reason this is important is that the REALTORS® are held to a code of ethics that ensure clients that they are working with a person of integrity. At Spectrum, all our Agents are REALTORS®.   Step 2: Initial Consultation

It is always a good idea to meet your agent to go over the steps of selling your home. It is a little more complicated then putting a lock box on the front door and a sign on the door. Always ask your agent what his or her marketing plan is and make sure that you and your agent are on the same level when it comes to price, feedback, your net sheet, and terms of the agreement you sign with your agent. If you see eye to eye in the beginning it will minimize the time to sell your home. At Spectrum, our agents will fully explain their marketing plan and fulfill their promise to you.



  Step 3: Pricing Your Home

The condition of your home and location will determine the price of your home, NOT what sold next door. Houses sell because they are competitively priced, in good location or are in great condition. For instance, there are many cases when sellers may have to change carpet, paint or update appliances in order to sell their home. Spectrum agents know what recommendations to suggest so your house can be more appealing to potential buyers and positively affect the selling of your home.



  Step 4: Negotiating Contracts and understanding contingencies

Most contracts are not accepted on the first offer. Many times sellers may want to counteroffer to obtain a better contract. This is where it is very important to have an experienced agent who knows the market conditions and strategies to receive the best possible offer. Another area where Spectrum agents will help you is to understand contingencies in a contract. What is home inspection? Or what is a financing contingency? How about HOA documents? There are various ways buyers may rescind from a contract and it is important to know the steps and procedures to minimize the chance of a contract falling through.
